What is Plant Maintenance?
>>Plant maintenance is the systematic inspection, servicing, repair, adjustment, and replacement of machinery and equipment to keep a plant operating safely, efficiently, and reliably while minimizing downtime.
1) Objectives of Plant Maintenance
>Maximize equipment availability.
>Prevent unexpected breakdowns.
>Improve production efficiency.
>Extend equipment lifespan.
>Ensure worker safety.
>Reduce maintenance and operating costs.
>Maintain product quality.
2) Types of Plant Maintenance
>Preventive Maintenance (PM) – Scheduled servicing based on time or operating hours.
>Predictive Maintenance (PdM) – Uses condition monitoring (vibration, oil analysis, thermography, etc.) to predict failures.
>Corrective Maintenance – Repairs defects identified during inspections before failure occurs.
>Breakdown (Reactive) Maintenance – Repairs equipment only after it has failed.
Condition-Based Maintenance (CBM) – Maintenance is performed when equipment condition indicates it is necessary.
3) Basic Maintenance Activities
>Inspection
>Cleaning
>Lubrication
>Tightening fasteners
>Alignment
>Belt and chain tension adjustment
>Bearing replacement
>Welding and fabrication repairs
>Electrical testing
>Calibration
>Equipment overhaul
4) Maintenance Planning
A good maintenance plan includes:
>Equipment inventory
>Maintenance schedules
>Spare parts management
>Work orders
>Safety procedures
>Maintenance records
>Budget planning
5) Common Maintenance Tools
>Spanner and socket sets
>Torque wrench
>Screwdrivers
>Bearing pullers
>Grease gun
>Multimeter
>Clamp meter
>Vibration meter
>Laser alignment tool
>Vernier caliper and micrometer
6) Maintenance Safety
>Follow lockout/tagout (LOTO) procedures.
Isolate electrical, hydraulic, and pneumatic energy.
>Wear appropriate PPE.
>Use proper lifting equipment.
>Keep the work area clean.
>Follow manufacturer procedures.
7) Key Performance Indicators (KPIs)
>Equipment availability
>Mean Time Between Failures (MTBF)
>Mean Time To Repair (MTTR)
>Maintenance cost
>Planned vs. unplanned maintenance
